'Buckingham Way is not just a lovely address but we have the most wonderful neighbours and excellent community spirit. This is a wonderful family home in a secure, peaceful and friendly neighbourhood. We have retained the Mock Tudor exterior and added internal features such as the bespoke coving to all rooms, wood parquet flooring downstairs and varnished woodwork and doors throughout. Despite being a large family home with four fully tiled shower/bathrooms, we have ensured that it is low maintenance. It is also child friendly even to the extent of having wipe- clean walls, thanks to the invisible but highly efficient decorators varnish. For added comfort, there is a Megaflow providing copious hot water for long leisurely Jacuzzi baths. The pressurised central heating system allows multiple showers to be in use at any one time. For greater efficiency, the heating has zoned controls. We bought this house due to its proximity to an excellent range of schools Bandon Hill Primary, is on our doorstep. Secondary schools such as Wilson Grammar (boys) ranked 3rd in the country by the Sunday Times, is ten minutes walk away. Wallington Girl s (grammar) is on our doorstep while Wallington Boy s (grammar) is within walking distance, as is John Fisher(RC boys) and Cumnor House Co-ed and Prep schools. Whitgift and Trinity schools are an easy driving distance. We have remained living here because we loved the warmth, brightness and flexibility of the house. It is family friendly, offering 5 bedrooms and gardens to three sides, with room to expand. It is excellent for entertaining. Guests move seamlessly from the reception/family room, through to the formal dining room and then to relax after dinner in the drawing room, with its mellow garden lighting at nights and the tinkling water fountain in the Secret walled garden by day . It also acts as an oasis for exotic tropical plants such as the bird of paradise plant which grew and flowered for many years due to the unique microclimate of this South facing sun trap. The wide front garden affords a commanding view over 3 facing properties. The many flower beds and borders affords garden lovers many hours of pleasure. Our proximity to an impressive array of garden centres : Woodcote the largest , Barnes and Flitton s for unusual plants and Foxley Lane are all within walking distance and makes the location of the house a botanist s dream. The front garden with its carriage drive-way has accommodated 10-12 cars previously. The extensive rear garden patio area provides a commanding view down the garden and an excellent vantage point to enjoy the circular water feature which very usefully doubles as a handy sand pit for younger children. The S4 hoppa and other buses provide easy access to shopping centres in Croydon, Sutton, Banstead and Purley. Open countryside is never far away and the family have enjoyed mellow summer days at the nearby 22 acres Lavender fields, with excellent golf course at nearby Oaks park; exploring the footpaths. All this while being a short drive from IKEA and the recreational, entertainment and restaurant facilities at Valley Park and Purley Way. The newly revamped Virgin Sports and Racquet Club is close by and we are well placed for Gatwick airport and easy access to the M25.
