Landlord Services and Charges

People become landlords for a number reasons, whether it's as a business investment, as a hobby, through an inheritance or a temporary move away from the area. That's why we offer three levels of service to our landlords so you can choose what best meets your needs.

Below is a summary of the services that we provide for each option as well as our fees. 

If you're thinking of letting your property, want some advice on investing in a property or just want to chat through being a landlord, our property management experts will be happy to help. 

Full management

15.6% including VAT

Goodfellows will take complete control of managing your property including supporting tenants so your letting process can be as hassle free as possible.

  • Provide Market Appraisal of your property in line with market conditions and suggest areas of improvement
  • Arrange Energy Performance Certificate, arrange for  a photographer and Prepare full colour details
  • Upload your property onto the Goodfellows Website major portals
  • Accompany all viewings
  • Advise on Compliance issues
  • Arrange Inventory and Check in if required
  • Collect 5 weeks security deposit and if held by Goodfellows register with a Government approved Deposit Protection Scheme
  • Collect first month’s rent cleared funds and deduct letting fee
  • Provide tenant with Standing Order to pay rent
  • Collect rent on a monthly basis held and protected in our Client Account
  • Deduct Commission
  • Pay funds over the pay Landlord by BACs
  • Email/Post Landlord Statement of Account
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Advise the Landlord on Tax issues and make any necessary HMRC deduction if the Landlord is overseas
  • Advise Landlord and implement new Legislation changes
  • Arrange annual gas safety checks and deduct charges from rent
  • Negotiate renewal at the end of the tenancy
  • Advise on rent increases and draw up new contracts
  • Inspect property on a six monthly basis and forward report with photos to the Landlord
  • Notify the Landlord of any works required to the property
  • Deal with any maintenance issues between landlord and tenant
  • Arrange check out and notify landlord of any dilapidation s or recommended improvements
  • Represent the landlord where a dispute is raised with the deposit protection scheme
  • Serve notice to regain possession of the property and represent the landlord in court if needed

Rent collect

12.6% including VAT

Goodfellows will find you a tenant and manage the set up process as well collect the rental payments for you each month. We will also support you with legislation and processes involved in letting a property.

9.6% including VAT

We will help you find a tenant and market the property through our channels. We will also set up the initial tenancy agreement and manage the deposit and first month's rent collection.

Additional charges

Initial Tenancy Set up Fee: £480.00 including initial assured shorthold tenancy agreement, full tenant referencing to include; credit check, employment and landlord checks; tenant right to rent check and initial deposit administration fee.

Deposit Administration Fee (paid yearly): £5.00 per month for Managed Clients and £90.00 for Rent Collect/Let Only Clients.

End of Year Statement: £50.00 (N/A for Managed Clients)

Arrears Letter: £18 per letter (if fees remain unpaid for 30 days or more a charge will be added for each letter sent)

Serving Section 8: £60

Inventory fees and Check in/out fees: On application

Section 21: £90 for letting only

Compliance completion form: £60

Right to Rent checks: £60 per person

Change of tenant: £150 per person

Photo inspection report: £30 

EPC: £118.80
