Property description

Tate Road offers three principal benefits, easy access to Sutton Town Centre and Cheam Village, walking distance to Homefield Preparatory Boys School and walking distance to Sutton and West Sutton train stations. Attractively, the road is lined with other period property.

Only hints are given from the kerb about this house. The glimpse of the set back extension above the double garage, the stunning antique brass lamp on the storm porch wall and the small light well in the front garden. Once inside, the house comes alive and is packed full of features, history, space and practicality.

The headline has to be that the property offers over 5000 sq. ft in accommodation (see floorplan), I am confident in stating this will be the biggest property you will view at this price point and in this area. The previous owner was an artist in many ways and the house reflects this in everyway. Studios, workshops and stores mirror the main body of the house and its these areas which offer so much in terms of working from home, running commercial activity (STPP) from home, or just imagining the house for your own needs. Whilst the extended additions span the 65 years, the original body of the house contains many of the period pre-war features which are sought after and attractive. Just as impressive is the cellar, which is a large room with amenable head height; its another room to work, entertain or store within.

Externally, the two rear gardens are pretty and again artistic in design. They provide holistic escapism from the stresses of the modern day whilst also being large enough to entertain in private.

Sutton, located between Greater London and Surrey, is an exceptional place to live. Superb schooling, quick commute into central London, lots of park land and amenities. Its easy to see why residents tend to stay for generations. Sutton High Street is the larger local high-street and is characterised by the larger chain and department stores and includes a cinema. Cheam Village, is much quainter and coffee shop-esq. Both work harmoniously for different everyday purposes. Local schools include, Harris, Sutton High, Nonsuch, Cuddington Croft, Robin Hood Lane and Avenue Road. Road networks to the South coast via the M25, A3 are also within short drives.

In summary, this house has to be seen to be understood and we highly recommend your interest. If you are a family, you will reimagine the space for your own needs and possibly seek to incorporate the incredible size. If you are a buyer specifically looking for property to live and work in then its already ideal and you will not find better. The architecture is attractive, the area is sought after and well catered for and the opportunity rare and unique. It’s offered without an onward chain, and we urge you to contact us immediately to discuss further.

Insight from seller:
Our parents, Bob & Miriam Last, bought 27 Tate Road in 1957, as only the 3rd owners since the house was built in 1899. They were young newly-weds and both local, (Bob was born in Sutton). They had met at the local Art School that stood on Throwley Road.

Bob was the archetypal self-made man - and had an amazingly successful career as a freelance exhibition designer. The incredible empire of Tate Road started early. The old garage demolished and a larger one built that Bob could use as his first studio - somewhere to set up a drawing board away from two small children. Further improvements followed quickly, with a larger bathroom and then in the late 60's the first big project of two of the studios. For many years we had a small hill to run up and down in the garden, which was created from all the earth dug for the foundations. This disappeared when the large main studio was built, and gave us two separate gardens. The kitchen extension was late 70's and in the mid 1980's they undertook a major project of knocking the downstairs into one large room and adding further outside buildings and another studio on the garage roof. Plus a Jacuzzi room, so you could then walk around the house in a circle.

On retirement, Bob went back to painting and repurposed the work areas for his myriad interests and passions - printing/pottery/painting/framing and building a model railway. He never stopped being creative and pretty much never sat down. They absolutely loved the house and took such care in sourcing just the right thing and considering every period detail.

As children, this was our norm and nothing really surprised us- but seeing the house now through others' eyes, we can appreciate just how unique it is and how a seemingly standard semi-detached Victorian house from the front, can have people lost and astonished at every turn and leaving with their heads reeling. It is a property steeped in history that bears the stamp and legacy of a remarkable man.
