Is there a cost for a property valuation?

At Goodfellows we offer property valuations free of charge. There will be a fee to sell your property, but this is only paid once the sale completes so you can be sure we're working on your sale all through the process. 

How accurate is an estate agent valuation?

An estate agent valuation is typically more accurate than an online estimate because it takes into account your property's condition, presentation, improvements, location and current market demand. An in-person valuation allows a local expert to assess factors that automated valuation tools cannot.

What do estate agents look at when valuing a property?

The valuation manager will be looking at a number of factors when valuing your property. This will include things like location, number of rooms including bedrooms and bathrooms, if there is a study or outside office space. 

They will also be looking at the external and internal presentation of the property as well as the structural condition of the property. 

If you have any different features in your property such as underfloor heating, energy recovery schemes, additional land or parking options then you can share that with the valuation manager at the valuation. 

How long does a property valuation take?

Most property valuations take between 30 and 60 minutes, depending on the size and type of property. This gives the valuer enough time to assess the property, discuss any improvements you have made and answer any questions you may have about selling or letting.

Do I need to be present during the valuation?

Yes, wherever possible. Being present allows you to show the valuer around your property, highlight improvements and ask questions about the local market, expected timescales and your next steps if you decide to sell or let.

Will home improvements affect my property's value?

Home improvements can have a positive impact on your property's value. Features such as modern kitchens and bathrooms, extensions, loft conversions, energy-efficient upgrades and well-maintained outdoor spaces may increase buyer appeal and market value.

Is there any obligation after a free property valuation?

No. A free property valuation is provided without obligation. Receiving a valuation does not mean you have to instruct us to sell or let your property. The decision is entirely yours.
