Impressively large house with a uniquely secluded setting set within the heart of South Cheam. Entered through a gated entrance the property has the promise of something special.

South Cheam has become one of the most sought after and requested areas in which to live locally. The residents who have already made the move would say it is Surrey s best kept secret. The roads are wide, the property consistently large and the community peaceful and friendly; it is an ideal place to live for families.

The property, which is wide and imposing, is found behind a wide frontage with entrance gates, the front set of which are electrically operated, and high hedging. The gardens surround the house and the front is as usable as the side or back.

Internally, the layout is spacious with multiple reception rooms including sitting room, dining room, family room and conservatory. In addition there is a useful study off the conservatory and a utility room adjacent to the kitchen. The d cor of each room is stunning; the overall effect is sumptuous and rich but at the same time beautifully light and airy with an inviting ambience. Friends and family will adore the spacious conservatory which offers views over the garden perfect with the French doors flung open on a summers evening or soaking up the sun on chillier days. The kitchen has a charming country influence and plenty of work space with the long sweeping surfaces. French doors lead out on to the garden.

Heading upstairs one finds the four double sized bedrooms, en-suite bathroom, the family bath/shower room and separate WC. All of the bedrooms benefit from fitted wardrobes and are currently cleverly decorated by matching the wallpaper with the vendors curtaining.

Externally, as mentioned, the garden wraps around the house and is mainly laid to lawn with mature trees and shrubbery. There are pleasant niches in which to sit and relax. In particular, the patio set adjacent to the walls of the house offers a secluded area for barbeques and alfresco dining, whilst a smaller patio under the pergola gives views over the rest of the garden and house. This is a garden for relaxation, being perfectly proportioned to avoid hours of gardening during those precious weekends.

Fine and Country are extremely proud to present this beautiful property to market.

Vendor InterviewShow info
Around 14 years ago I was looking for a property in South Cheam, having heard of its prestigious reputation as a quiet, leafy residential area with good grammar schools and access to first class amenities, recalls Mai. I was immediately attracted by the corner position of the house with its tall hedges and mature trees, which give it a high degree of privacy. The two gated entrances provided an in-and-out driveway and parking for six to seven cars which was ideal. The house also had an elegant frontage and, internally, the size and layout of the beautifully decorated three reception rooms and conservatory was just perfect.

The only change made to the house since has been the conversion of an additional utility room into a study which connects with the conservatory, explains Mai.

The sitting, dining and family rooms have been laid to Amtico flooring and all the rooms have been decorated in co-ordinating Laura Ashley designs. The house is wonderful for entertaining as you can open up the large reception space from the family room through the dining room, hall and sitting room to the conservatory. All kinds of family celebrations, such as birthdays and graduations to Christmas and New Year parties, have been held here, sometimes accommodating 60 to 70 people inside and more than 100 with the whole garden in use as well. The back garden gets the morning sun, although we like to sit out in the front garden more often, which has the sun in the afternoon. Both the front and back gardens are very private; on some party occasions, the front garden has been given over to the teenagers, whilst the adults have been able to sit more quietly at the back!

It is a very friendly neighbourhood and community, adds Mai. It is also close to everything one needs. Belmont and Cheam train stations are within walking distance for us; Gatwick can be reached in around 30 minutes whilst Heathrow is also easily reached. The grammar schools, Sutton Grammar for Boys and Nonsuch High School for Girls, have proved to be excellent both my children graduated to medical school. I shall miss walking and taking coffee in Nonsuch Park, which also has a David Lloyd gym nearby. Cheam Village itself has an array of restaurants with different cuisines, whilst Sutton and Epsom offer good shopping. If you play golf, the house is conveniently located between Cuddington and Banstead Downs golf courses.

I will miss the house, which has been a very happy family home with its lovely reception space and kitchen, concludes Mai. I will especially miss my bedroom, which has an en-suite Jacuzzi and is double aspect and so benefits from views of both the sunrise and sunset; it is my favourite place to relax. However, the time has now come for me to downsize and to relocate to be closer to my daughter who lives in Kingston but will take many happy memories with me.
