Independent surveys are the only way to get a true picture of the property you're considering buying. Unlike a mortgage valuation which is prepared only for your lender's information, surveys start from as little as £199 and provide you with the fullest possible picture of your new home, identifying defects which could be costly for you to put right.
Buying a house is a big financial commitment, so you don't want to be caught out by not having a clear understanding of exactly what you're buying. House purchases don't come with a refund policy but you can take action to protect yourself by getting a survey from e.surv, allowing you to make a well-informed choice.

Types of property survey
When you buy a house you’re often making the biggest financial commitment of your life, so it makes sense to check it out properly and make sure that your investment is a sound one. Surveys provide peace of mind as well as factual information about the property’s shortcomings so you can be prepared before you sign the final paperwork. There are a number of different kinds of property surveys and different homes will need different property surveys. The Royal Institute of Chartered Surveyors (RICS) is the professional body for surveyors and you’ll see their logo on the surveying company’s paperwork.
Most lenders will insist on a mortgage valuation survey but this will not give you detailed information about the condition of the property you are planning to buy – it is produced for the lender to ensure if things went wrong – ie to make sure that the property is worth more than the mortgage borrowed against it.
The RICS offers a choice of three surveys, a Condition Report, a HomeBuyer Survey and a Building Survey.
The RICS Condition Report is the most affordable of the three surveys – it shows the general condition of the property – and provides a clear and concise ‘snapshot’ of the condition of the property. It will provide a summary of the key risks associated with the purchase. It is appropriate for newer homes and conventional properties.
The RICS HomeBuyer Survey is the middle of the three surveys. It gives the same advice as the Condition Report with additional information including advice on any defects which may affect the value of the property, along with advice on any repairs and ongoing maintenance that may need doing. It is ideal for a property built within the last 100 years.
The RICS Building Survey is the most detailed and costly of the surveys. It provides additional information to the other surveys. You will receive a comprehensive and detailed inspection report and an in-depth analysis of the property’s condition. It is particularly important for period and larger properties or if you are considering carrying out major works to the property.
