Getting the best from a property viewing…

When selling a property even in an area of high demand, it’s still really important to stage your home for a sale. This doesn’t necessarily mean that you have to spend a lot of money on getting it ready, it just needs to be presented in the best possible way.
This can include anything from making sure that your home is welcoming, to ensuring that it’s presented in the best possible way for a sale.
The best way to look at selling your home is to see it as a high street shop, would you find it appealing enough from the front of the property to want to take a look inside? Peeling paint, a garden full of weeds, a broken drive or fence can be really off putting, so stand back from the front of your house and try to take an objective look at your property. If you are selling your home in the winter months, then try and add an injection of colour to pots by planting some winter pansies, or in spring some spring flowers such as daffodils. If a viewing is at dusk or in the evening then having an outside light will make your home feel more inviting.
Make sure your home is warm, there is nothing more off putting than walking around a cold home, it will make the buyer want to rush and will also beg the question to whether the heating works properly.
One way to really easily improve the feel of your home is to put all of the lights on, including bed side lamps, it will bring a warm glow to your home, instantly making it feel more appealing.
Make sure your home is tidy and uncluttered, and doesn’t smell of pets or cigarettes. 
Other considerations are making sure that curtains are opened properly to maximise the light coming through, and well made beds.
