It’s essential to make sure that your follow gas safety rules in your home, as badly serviced or poorly installed gas appliances could result in you having carbon monoxide poisoning, fires and explosions or gas leaks.
As of 1 October 2015, it has been a legal requirement that all rental properties in England must adhere to Smoke & Carbon Monoxide Regulations.
- Only use a Gas Safe registered engineer to fit and maintain your appliances.
- Check your engineer's Gas Safe Register ID card. Check the back of the card to make sure they are registered for the work you have requested.
- Have your gas appliances checked every year.
- Know the six signs of carbon monoxide poisoning - headaches, dizziness, breathlessness, nausea, collapse and loss of consciousness.
- Check gas appliances for warning signs of faults. Key signs to look for are lazy yellow flames (instead of crisp blue ones), black marks around the appliance and too much condensation in the room.
- Fit a carbon monoxide alarm.
As a landlord you must also make sure that your rental property is fitted with the following:
• A working smoke alarm in the room which is most frequently used by the tenant.
• There must also be one functioning smoke alarm in every circulation spaces ie. the hallways and landings.
•One heat alarm in the kitchen.
• All alarms should be connected, because as from the 3 September 2007 they must all be mains powered and all battery alarms need to be hardwired when they are replaced.
Landlords must also make sure that they us a Gas Safety registered engineer to make sure that:
• All appliances and flues are checked annually
• All pipe-work, appliances and flues are well maintained and safe
• All gas equipment (including any left over by a previous tenant) is safe or otherwise removed before re-letting.
• A gas safety record is provided to a tenant within 28 days or before a new tenant moves in to a property.
Advice for landlords
As a landlord you are responsible in making sure that your rental property is safe and complies to regulation. Including having any gas appliances serviced by a registered Gas Safety Engineer every 12 months.
All rental properties must also be fitted with at least one smoke alarm and on every floor of a property containing a solid fuel burning appliance.

If you become aware of any problems or faults with a gas appliance in your home you must notify your landlords or letting agent as soon as possible.
