The housing market is active with investment buyers purchasing properties for potential buy to let homes as well as families looking to buy.  You’ll want to dress and present your home to maximise its appeal to families who want to live in it, as well as potential investors who may be looking for an investment property. 

In order to obtain the maximum price, your property needs to stand out from the next one.  You might want to take a second look at your home when preparing it for sale.

It’s worth standing outside and looking with a fresh pair of eyes, imagine this is the first time you’ve seen it. Think about the garden, paving, front door - are they all as clean, fresh and well presented as possible?  Indoors, potential buyers need to be able to imagine themselves living in your space – remove all personal items and photographs, children’s pictures from the fridge and kitchen cupboards. 

Take the opportunity to de-clutter and clear out – if you don’t want it, sell it, or take it to the charity shop, it’ll save you additional removal costs too!

If something looks like it needs a fresh coat of paint, then take the time to do it.  Any relatively small jobs and repairs will always be worthwhile in order to present your house or flat as a looked after and cared for home.  Most buyers want to be able to move straight in and then decorate to their taste as and when they get round to it.  Big renovation jobs can be daunting and sometimes off-putting.
